The Sunny South Dallas Public Improvement District (PID) exists to reinvest in our people, our places, and our potential.
Our mission is to create a thriving South Dallas. One that honors its historic roots while paving the way for a stronger, safer, and more vibrant future.
We believe that every neighborhood deserves clean streets, thriving businesses, safe public spaces, and opportunities that reflect the community’s true worth. Through the PID, residents and property owners are coming together to take ownership of that vision ; funding real improvements that stay right here in South Dallas.
This is more than a development plan, it’s a movement toward economic empowerment, equitable investment, and community pride. We’re laying the foundation for generational impact, where public dollars work with the community, not around it.

A Public Improvement District, or PID, is a powerful community tool that allows residents, property owners, and local businesses to collectively invest in the future of their neighborhood.
Through a small shared assessment, PIDs help fund projects that improve public safety, beautify streets, attract businesses, and strengthen local identity — all led by the community itself.
PIDs already exist in places like Deep Ellum, Downtown Dallas, and Bishop Arts, helping those districts thrive. Now, it’s Sunny South Dallas’ turn to reinvest in our own growth and legacy.
The PID is funded through a small annual assessment on commercial properties within the district — typically $0.15 per $100 of property value.
Example:
If your property is valued at $200,000, your contribution would be $300 per year, or about $25 per month.
These funds are collected through the property tax bill and go directly to the PID’s management organization to fund improvements that stay right here in South Dallas.
This structure ensures local control, transparency, and accountability — with measurable results and community oversight at every step.

Safer sidewalks, better roads, drainage, and gateway projects.
4. Business Recruitment & Retention
Support for local entrepreneurs, pop-up programs, and small business grants.
5.Marketing & Promotion
Events, storytelling, and media that celebrate the people and places of South Dallas.
ACCOUNTABILITY & GOVERNANCE
The Sunny South Dallas PID will be managed by Forest Forward through its sub-entity Sunny South Dallas PID, Inc.
A Board of Directors — made up of local property owners and community leaders will oversee planning, budgets, and performance.
This ensures that community voices lead community change. Every investment, decision, and partnership will reflect the priorities of the people who live and work here.
